Google’s algorithm, your competitors, and your own business all change too fast to check less than quarterly. This is the 27-point quarterly audit I run with my real estate agent clients. Three hours every 90 days. It catches the leaks before they cost you leads.

Why Quarterly

A quarterly cadence is the right interval for a local SEO audit. More often and you’re checking before anything has meaningfully changed. Less often and problems compound — a citation drifts, a competitor passes you, a Core Web Vitals score slips, and you don’t notice for six months.

The exception: a quick 5-minute weekly check of your contact forms and site speed. Broken forms and sudden speed drops cost leads immediately and shouldn’t wait for the quarterly audit.

Block three hours every 90 days. Walk this list. Fix what you find.

Section 1: Google Business Profile (8 checks)

GBP signals are roughly a third of local pack rankings. Start here.

1. Primary category correct?
“Real Estate Agent” (solo) or “Real Estate Agency” (team). Confirm it hasn’t been changed.

2. Secondary categories — 3 to 5, all relevant?
No category creep, nothing irrelevant added.

3. NAP exactly matches your canonical version?
Name, address, phone — exact match.

4. Service areas current?
Specific neighborhoods, up to 20, all areas you actually work.

5. Profile 90%+ complete?
Description, hours, attributes, services all filled. Incomplete profiles rank lower.

6. Photos uploaded in the last 90 days?
Should be 30+ over the quarter. Photo recency is a 2026 ranking signal.

7. Google Posts published — at least 1–2 per week?
12+ over the quarter. Confirm the cadence held.

8. All reviews responded to within 24 hours?
Response rate at 80%+ minimum, ideally 100%.

Section 2: Citations and NAP (4 checks)

9. Top 30 citations match canonical NAP?
Run a citation audit (BrightLocal, Whitespark, or manual). Auditing citations properly takes 8–12 hours when something’s wrong — but the quarterly check is faster if you’ve maintained it.

10. New incorrect citations appeared?
Auto-generated listings from aggregators sometimes create new inconsistencies. Flag and fix.

11. Brokerage roster page link live and correct?
Agents change brokerages or the brokerage redesigns; the link breaks.

12. Any citations from the last quarter need claiming?
New directory listings you should claim.

Section 3: Website Technical (7 checks)

Technical SEO doesn’t create growth — but it prevents suppression.

13. HTTPS active, no certificate errors?

14. Mobile-friendly test passes on home, about, top neighborhood page?

15. PageSpeed Insights — mobile score 80+?
Run on home, about, and a representative neighborhood page.

16. Core Web Vitals passing?
LCP under 2.5s, INP under 200ms, CLS under 0.1.

17. No broken links or crawl errors?
Check Google Search Console’s coverage report.

18. XML sitemap current and submitted?
Reflects all current pages, no deleted pages.

19. Schema markup valid?
Run key pages through the Rich Results Test. Google’s schema requirements change.

Section 4: On-Page and Content (5 checks)

20. Title tags unique and keyword-optimized on every page?

21. Meta descriptions present, 145–155 characters, compelling?

22. New content published in the last 90 days?
Blog posts, market updates. Stale sites lose ranking.

23. Neighborhood pages updated with current market data?
Median price, days on market refreshed.

24. AI-optimized content present?
Pages with question-and-answer format content that AI search engines can parse and cite.

Section 5: Rankings and Engagement (3 checks)

25. Top 30 keyword positions — tracked and trending?
Use a rank tracker. Note movement since last quarter.

26. Local pack visibility — checked with a grid tool?
Tools like Local Falcon show a visual map of how you rank in the local pack across different points in your service area.

27. GBP Insights reviewed?
Searches (Direct/Discovery/Branded), profile views, calls, direction requests, website clicks. Trends matter more than absolute numbers.

The Tools

You don’t need all of these, but the quarterly audit goes faster with the right tools:

Citation audits:
– BrightLocal (Track plan ~$39/month for one location)
– Whitespark Local Citation Finder
– Manual searches (free, slower)

Rank tracking:
– BrightLocal, Local Falcon (grid-view local rank tracking), Local Dominator

GBP analysis:
– GMB Everywhere (free Chrome extension for instant profile insights)
– Localo (AI-assisted GBP management)
– GBP’s own Insights dashboard

Technical:
– Google Search Console (free, essential)
– PageSpeed Insights (free)
– Google Mobile-Friendly Test (free)
– Rich Results Test (free)
– Screaming Frog (free up to 500 URLs)

A solo agent can do the full quarterly audit with mostly free tools plus one citation tool (~$39/month). Worth it.

How to Run the Audit

The three-hour quarterly process:

Hour 1: GBP + Citations (Sections 1–2, checks 1–12).
– Walk the GBP dashboard field by field
– Run a citation audit
– Note discrepancies

Hour 2: Website Technical + On-Page (Sections 3–4, checks 13–24).
– Run PageSpeed Insights, Mobile-Friendly Test, Rich Results Test
– Check Search Console coverage
– Spot-check title tags and meta descriptions
– Review content recency

Hour 3: Rankings + Fixes (Section 5 + remediation).
– Review rank tracker and local pack grid
– Review GBP Insights
– Build a prioritized fix list from everything flagged

Prioritizing the Fixes

After the audit you’ll have a list of issues. Prioritize:

Fix immediately (this week):
– Broken forms or contact paths
– Sudden ranking drops
– GBP suspension risks (keyword in name, etc.)
– Major Core Web Vitals failures
– HTTPS or security issues

Fix within 30 days:
– NAP inconsistencies
– Missing or invalid schema
– Title tag / meta description gaps
– Stale neighborhood page data

Fix within 90 days (before next audit):
– Content gaps
– Citation expansion
– On-page optimization
– AI-content formatting

Tracking Over Time

Keep your audit results in a simple spreadsheet — one tab per quarter. Track:

Number of issues found

Number resolved

Keyword position changes quarter-over-quarter

GBP Insights trends (searches, calls, direction requests)

Local pack visibility changes

Over a year, you’ll see the pattern: the quarters where you audited and fixed diligently are the quarters your rankings climbed. The discipline compounds.

Common Audit Findings

In hundreds of agent audits, the issues that show up most:

NAP inconsistencies (almost always present)

Incomplete GBP profile (40–60% completion is typical)

Photo cadence broke down (started strong, faded)

Stale content (no new posts in 90+ days)

Missing or broken schema

Generic title tags

Core Web Vitals failures from heavy IDX widgets

Neighborhood pages with year-old market data

None of these are catastrophic individually. Together, they’re the difference between ranking in the local pack and not. The quarterly audit catches them before they accumulate.

The 5-Minute Weekly Check

Between quarterly audits, a quick weekly check:

Submit a test contact form — does it work?

Quick PageSpeed check on the home page — any sudden drop?

Any new reviews to respond to?

Any GBP messages unanswered?

Five minutes. Catches the things that can’t wait 90 days.

For the broader local SEO strategy, see the Local SEO for Real Estate Agents pillar.
